Well Water & Your HVAC

What every Acton homeowner needs to know about pressure tanks and sediment.

The Hidden Connection

Most homes in Acton are on private wells. You might think your well has nothing to do with your heating and air conditioning, but if you have a swamp cooler or a whole-home humidifier, they are directly linked.

1. The Sediment Destroyer

Well water often carries fine sediment (sand/grit). This sediment destroys the small float valves in swamp coolers and the solenoids in furnace humidifiers.

The Fix: We install specialized inline sediment filters before the water line enters your HVAC equipment. This 10-minute install can save you from a flooded roof or a ruined furnace.

2. Hard Water Scale

Acton well water is mineral-rich. This leads to rapid scale buildup on swamp cooler pads. Standard pads might only last one month here.

The Fix: Upgrade to "Rigid Media" pads which handle scale better, and use a bleed-off valve to constantly cycle the mineral-heavy water out of the pan.

3. Pressure Fluctuations

Well pumps cycle on and off, causing water pressure to fluctuate between 40 and 60 PSI. This constant change can cause cheap plastic float valves to bounce and leak.

The Fix: Use heavy-duty brass float valves designed for variable pressure systems. They cost a few dollars more but prevent water waste.
